An FRM is also very long term with the maturation of the loan occuring between 15 and 45 years down the road.  A FRM is a excellent option if you`re raising a family and want to put down some roots.</p>
<p>On the other end of the spectrum when it comes to different types of mortgage is the adjustable rate mortgages,  or ARMs.  In this example, the rate on your loan, and your monthly payment can change based on an index that is tied to the prevailing market rates.  Usually the loan is adjusted at predetermined points in the loan`s life.  This means that your monthly mortgage payment could raise or fall depending on where  you are in your loan, and the current fluctuations of the market rate.  Often the mortgage company will opt to putting a maximum limit on the amount of change that can be incurred in an ARM.  This means that the rates will only increase or decrease a certain amount over the lifetime  of the loan.</p>
<p>These two mortgage types are just two broad categories.  There are many smaller, more specific examples.  Another option are loans that are assisted by the federal government.   Most people are familiar with the FHA loan.  An FHA loan is a fixed rate  mortgage loan that is specifically designed for first time home buyers, and will often have less stringent  requirements than traditional fixed rate loans.  The down payment is usually somewhere between three and six percent.</p>
<p>The Veteran Administration also offers housing loans.  The requirements for qualifiication of this loan is to be an active service veteran, or to be married to one.  Once those requirements are met, and the veteran shows that he can make the monthly payments, the loan is usually given without much need for a down payment.</p>

This scare tactic was very effective in convincing the white community to move out of the area.  In order to convince the white families to move out of the area, and sell their houses at a loss, real estate brokers would flood the area with postcards, and flyers offering a quick sale solution.  Another scenario used was for homes to be bought up by developers and then not occupied.  Eventually the houses would fall in disrepair, and help to depreciate the value of the neighborhood.  The techniques presented here were often used by real estate professionals to not only encourage whites to leave, but to also encourage minorities to buy the houses at artificially high prices.</p>
<p>However, with the national exposure of the practice in the news media in the early 1960s and the advent of the  Fair Housing Act of 1968, it became highly illegal for real estate agents to claim that minority groups were  moving into the subdivision with the intent to artificially devalue the property, and then, in a Supreme Court  ruling in the case of Jones v. Alfred H Mayer Co. (1968) It was determined that the Thirteenth Amendment gave  the federal government the authority to prohibit racial discrimination in the private housing markets.  These changes not only helped to persuade  more diverse neighborhoods, but it also provided minorities families a way to regain money they lost when they overpaid for their new properties.</p>

But on top of that you have to allow extra for the cost of private mortgage insurance (PMI). Is Private Mortgage Insurance a beneficial thing? Or is it simply a way for your financial institution to get more funding?</p>
<p>Before anything else, be sure you understand that this will add to your monthly cost. It amounts to a half of one percent-0.5%&#8211;of your total mortgage loan. Be careful though &#8211; this is only for the amount you borrowed &#8211; not what you paid.  If the lending company provided a $250,000 loan, your yearly private mortgage cost would come to about $1250. To find the monthly cost to you, simply divide the yearly price by 12.</p>
<p>PMI provides you with exactly what the name implies. With this, the private mortgage companies can be assured of receiving your monthly payments. If a bank considers lending your money for a mortgage, the certainly consider whether you`ll be able to pay them back. Lenders assume that your likelihood to default becomes apparent in the first years of your loan. This is one of the reasons why lenders often ask for one fifth of your home`s value as a down payment.</p>
<p>Sometimes however, one fifth of a home`s value is simply too much to ask.  If this is the case, the bank will want insurance on the mortgage loan. PMI is one version of this insurance, and one that you fit the bill. Most banks insist on the property owner paying the extra costs until twenty percent of the home`s price is paid. At this point, most homeowners chose to discontinue the PMI. Legally, the private mortgage insurance can be removed automatically once the equity value in the home is greater than 22%.</p>
<p>The total price of the mortgage is not covered by the private mortgage insurance. It only pays the original 20%; the rest is collected through foreclosure on your home. Despite this fact, one benefit is that banks with PMIs usually make larger loans. Banks would never agree to programs that provide rebates, or allow for a lower down payment without the use of private mortgage insurance.  With it, homeowners may look at homes that would normally be out of their price range. In a few cases, PMI is viewed in a less than favorable light. They may look for opportunities to go around the need for a sizable down payment. One option is to have eighty percent of the loan through normal means, pay 10% up front, and the remaining 10% through another loan. Most banks insist on detailed information on how you will get funding for payments. This makes getting the loan you need that more difficult. Plus, there really isn`t any point to it if your interest on the life of the 10% loan exceeds the total payments you`ll make for your PMI. Of course, if you increase the amount your home is worth through renovations, the amount you owe comparatively speaking will decrease.<br />
Others realize that PMI is a regular part of the home buying process, required by the bank. Since the days of getting a loan with a 3-5% down payment are over, at least for now, homeowners are paying the PMI for shorter periods of time.</p>

Things you`ll need: some newspaper and tin snips.</p>
<p>Step number one: open the flue damper and allow the flow to get enough air.<br />
The next step is to warm the flue by lighting a few pieces of the paper in the fireplace. If the smoke from the papers enters the room, the flue is still too cold. Just keep igniting the papers one by one until the smoke goes up the flue.  This will happen once it is warm enough. At that point you can create the fire of your picking. If this continues to be a regular problem, install an insulated fireplace liner.</p>
<p>3) Keep all vents for the house`s HVAC system open. You`ll get a lot more smoke from the chimney if you don`t do this step. Finishing your basement can be one of the easiest ways to increase the value of your home, and make it more comfortable.   Wondering where to begin?  Start where people place their feet.  An important first step is to make sure the flooring is level.  Quite a few basement floors will slope to control drainage, and it is important to keep that pattern no matter what else you do.   Once you have found the drain, search for the highest point on the floor.  This will be the level for the new floor.</p>
<p>You may need to move the plumbing or electrical conduits to either the top or bottom of the walls before you begin the panel installation.  Before you install new paneling, make sure there are enough electrical outlets for your finished basement.  Remember, your finished basement will need a great deal of artificial light to make is an enjoyable space.       Begin the walls by attaching the furring strips to your brickwork.  Furring strips are thin pieces of wood approximately 1&#215;2 or 1&#215;3 in dimension that are used to hold up the panels.  Start by placing the strips along the base and top of the room walls, as well as the corners.  After that, install the vertical furring strips, spacing them about sixteen inches apart.  This will allow you to make sure the walls are spaced correctly.  Once the strips are in position, secure them with either caulk or masonry screws.    After the furring strips are where they should be; now you must deal with the insulation.  Next you`ll take the foam insulation and cut it down to fit between the strips you have placed.  If it has facings, staple them to the furring strips.  Otherwise, affix them with construction adhesive.  Before the final step of affixing the wall panels, make sure the insulation is covered with plastic sheeting.  This will protect it from moisture.  Begin in a corner, and allow one-quarter inch clearance from the floor.  Normal paneling has a four foot width, so if your strips were placed correctly, each panel should be centered on one of them.  The next step is to apply construction glue to the furring strips, and attach the panels.  Make sure you complete one panel at a time.  After all, the glue will set in about ten minutes, and you need to have everything in place before it does.    It`s important to make sure the panel is securely affixed to the top of the furring strip.  A hammer and nail will work wonders.  Remember not to affix the bottom with a nail just yet.  Give the glue time and room to become stickier by placing a wedge to widen the gap between the strip and paneling.  After a few moments, remove the wedges and gently tap the panels into place.  Then secure them the same way you did at the top.    Before you attach all the panels, make sure to account for openings such as windows.  You`ll need to cut them out before the panels are in place.  With a little forethought, you can cut one half of the window out of one panel, and the other part out of another.  It`s much easier to do this then trying to cut a whole window out of one panel.  Every room must have a second way out of it, and the basement is no exception.  If the planned windows are big enough, and only about four feet above the floor, you can use them as an exit point.  Check your local zoning office for exact requirements.  If the holes in the masonry need to be larger, make the decision to call in a professional construction company to do the work.      For the electrical outlets, start by drawing with a marking pencils the position of the outlets on the panel to be placed there.  It will make cutting the access holes much easier.  Once you have the paneling in place, drill a small hole at the top right corner of the drawn outlet location and use a small saw to carefully cut a hole it the paneling.</p>
<p>For your ceiling, install soffit or trays along the perimeter of the room.  Acoustical tile works best in typically low basements.  Detract from the lack of height by emphasizing the length and width of the room, and hang pictures lower than you normally would.</p>
